Realtor Connect Program

Dudley Resources  /  Realtor Connect

Your client stays yours.
We bring the auction.

Some listings need a deadline and a room full of bidders. Realtor Connect lets you offer your seller a professionally run auction without handing the relationship to anyone else.

Talk Through a Property 3% to the participating agent  ·  Virginia and Indiana

A second way to sell, not a second agent in the deal.

Not every property fits a list price and a waiting period. Estates, expiring listings, investment assets and unusual properties often sell better when buyers compete on a fixed date.

Dudley Resources has run auctions since 1982. We handle the campaign, the bidders, the platform and the sale day. You stay the agent your seller called first.

What partnering with us looks like

You earn 3%
On eligible Realtor Connect sales, paid under the referral or participation terms agreed before the auction is set.
You keep the client
We are here to complement your service, not compete for your business.
The seller sets the reserve
A seller-approved reserve and terms are in writing before bidding opens. No one is forced to take a number they did not agree to.
A real sale date
A defined marketing window and bidding deadline replace an open-ended wait for offers.
We carry the workload
Marketing, bidder outreach, showings and auction logistics, coordinated by our team.
You pick your role
Make the introduction and step back, or stay hands-on through closing. We build around the property and your client.

From first call to closing

Four steps. You decide how involved you are in each one.

1

Introduce it

Tell us about the listing, seller or property you think could use a competitive sale.

2

Build the plan

Together we set the seller's goals, the marketing plan, the reserve, the terms and your role.

3

Run the auction

We launch the campaign, reach buyers, run the bidding platform and coordinate showings.

4

Close and get paid

When the sale closes, you are paid under the commission arrangement agreed up front.

When is an auction worth a conversation?

The right method depends on the property and the seller. These are the situations where we usually hear from agents.

✓The listing is nearing expiration or not drawing the activity it should.

✓The seller wants a defined marketing period and a firm sale date.

✓An estate, inherited home or investment property needs a clear exit.

✓The property is hard to price and broad exposure would let the market decide.

✓An asking-price strategy is not meeting the seller's goals.

Questions agents ask us

Will I lose my client to Dudley Resources?

No. The program exists to protect your relationship. You remain your client's agent while our team provides the auction expertise.

Do I have to run the auction or attend every showing?

No. We can handle the operational details, or work alongside you if you want a more active role.

Does the seller have to accept any bid?

No. Realtor Connect auctions use a seller-approved reserve, and the sale is subject to the agreed terms.

What does it cost the seller?

Every cost, fee and the full compensation structure is laid out in the auction agreement before the seller commits to anything.

Can buyers use financing?

On many of our real estate auctions, yes. Terms are set per property, and we will walk you and your seller through them before launch.

Where do you work?

Richmond, Virginia and Central Indiana, with properties across both states. Reach out about a specific property.

Have a listing that needs a new approach?

A simple referral or a full partnership. Either way, let's look at the property together.
